Owners Corporation & Strata
WiFi, CCTV and intercoms for Melbourne strata and owners corporations.
Managing the technology infrastructure of a residential complex or commercial strata requires more than standard installation — it requires a partner who understands the logistical, security and governance needs of an owners corporation. We specialise in high-scale retrofits and new builds, and hand committees systems that are properly documented.
- Video intercom retrofits over existing building wiring
- Car park and common-area CCTV with no black spots
- Fixed-price proposals your committee can vote on
- No monthly cloud fees for basic recording or app access

The problem
Strata systems fail slowly, then all at once.
Most buildings we're called to have three or four generations of technology stacked on top of each other. A 1990s audio intercom nobody can get parts for. A DVR in a locked cupboard recording over itself every four days at a resolution that can't identify anyone. Keys and fobs handed out over twenty years, with no record of who holds what and no way to revoke them short of rekeying the whole building.
Then there's the geometry. Underground car parks are the single most common source of incidents and the single most common source of black spots — concrete ramps, columns, storage cages and bike rooms all block sight lines that looked fine on a plan. Lift lobbies and mailrooms get missed entirely. Common-area WiFi, if it exists, is usually a consumer router in the building manager's office covering one floor of a nine-floor building.
The governance side is just as difficult. A committee has to approve spending it can justify to owners, a manager has to answer privacy questions, and the works have to happen in an occupied building without turning into a twelve-week nuisance. That's the part most installers ignore — and it's the part that decides whether a project gets approved at all.
What we install
One integrated ecosystem, not four vendors.
We design and maintain unified technology ecosystems that enhance resident security while reducing long-term maintenance costs.
Video intercoms
Retrofit specialists. We transition older buildings from legacy audio systems to modern video intercoms, including Hikvision 2-wire hybrid solutions that carry high-definition video and app integration over the building's existing wiring. Owner-occupiers can answer remotely, verify visitors and let deliveries in from a phone.
View the hardwareDoor and gate access
Robust access controllers for front gates, common area doors, plant rooms and amenities using fobs, cards, mobile credentials or secure keypad codes. Room stations can integrate with lift controllers for floor permissions and visitor management.
View the hardwareCameras and NVRs
Large-scale car park and common-area surveillance designed for zero black spots. High-capacity NVR upgrades and AI turret cameras — UniFi Protect or Hikvision Commercial lines — for night vision and movement detection, with NDAA-compliant hardware where the committee requires it.
View the hardwareCommon-area WiFi
Common-area SSIDs for lobbies, gyms, rooftop terraces and building-manager offices, with bandwidth controls, guest access and mesh links where cabling into a heritage or occupied area is limited.
View the hardwareSwitching and cabling
PoE switches sized to the camera, AP and reader load, riser and comms-room cabling in Cat6A or fibre, and a labelled rack the next contractor can actually read.
View the hardwarePower protection
UPS on the head-end so a brownout doesn't take the intercom, the gate and the recorder down at once, and residents aren't locked out of their own building.
View the hardwareSmall OC — up to 40 lots
10–20 cameras, 4–6 access points, 1 door, 14-day retention.
Mid OC — 41 to 120 lots
20–50 cameras, 7–12 access points, 3 doors, 30-day retention.
Large OC — 120+ lots
50–250 cameras, 13–24 access points, 6 doors, 30–60-day retention.
Indicative scope only — every building is designed from its own survey and quoted as a fixed price.
The strata manager's advantage
Outcomes for managers and committees.
Unlike many trunk-slammers, we hand over everything the building needs to run and audit the system itself.
Clear governance
Camera placement plans, retention options, access permissions and signage templates — an editable signage and policy pack, not a verbal assurance.
Reliable coverage
Lobbies, lifts, car parks, gyms, rooftops. A recent job replaced 20+ cameras to eliminate black spots in an underground car park and directly assisted local police with evidence retrieval.
Budget certainty
Fixed-price proposals with good/better/best options and lifecycle costs, and designs that allow staged roll-outs across financial years.
Low-touch management
Remote access, audit trails and simple resident onboarding, so the building manager isn't the help desk.
No ongoing subscriptions
Professional-grade systems that don't lock the owners corporation into monthly cloud fees for basic recording or app access.
As-built documentation
Full documentation for the committee: cabling routes, hardware labels and administrator credential handover. The building owns its system.
What happens next
From site survey to committee handover.
Designed so the paperwork lands in time for your next meeting, and the works land outside the hours residents care about.
- Step 01
Assessment
Walk-through or plan review, with risk and coverage mapping across car parks, lobbies, lifts, mailrooms and perimeters.
- Step 02
Design
Camera and door schedules, WiFi heatmaps, compliance notes and a signage pack — the documents a committee needs to vote on it.
- Step 03
Proposal
Fixed-price proposal with good, better and best options and lifecycle costs, written so it can go straight into a meeting agenda or a tender pack.
- Step 04
Install
Induction-ready, minimal disruption to residents, tidy cabling and labelling. Resident access is booked through a streamlined booking process.
- Step 05
Handover
As-builts, admin accounts, role-based logins for the building manager and committee, and quick-reference guides for managers.
- Step 06
Support
Remote assistance, incident export procedures and optional SLAs so the building's security and connectivity don't sit idle waiting on a callback.
